Ōmokoroa - proposed final draft structure plan and proposed new residential rules
Consultation has concluded.
Background:
Western Bay of Plenty District Council has developed a final draft Ōmokoroa Structure Plan and draft residential rules for Ōmokoroa.
Council has previously consulted with Stage 3 landowners and the wider Ōmokoroa community on the Structure Plan. Last year Council was planning to consult on the final draft Ōmokoroa Structure Plan, however, this process was put on hold pending the outcome of the town centre application by the JACE Group.
The JACE Group town centre application was approved on Monday 10 May 2021 by a panel of independent planning commissioners and, as a result, Council is now able to confirm the preferred layout of the Stage 3 area.
Alongside the final draft Ōmokoroa Structure Plan, draft residential rules for Ōmokoroa have been prepared to support the new development area.
This is the third and final round of engagement prior to the formal notification of the proposed Plan Change.

Engagement ends at 5pm, Thursday 24 June 2021.
Proposed Final Draft Ōmokoroa Structure Plan:
- Stage 3 of the Ōmokoroa Structure Plan includes the land between the railway line and State Highway 2 and will be the final stage on the peninsula.
- The draft plan shows the overall proposed layout of Stage 3, including residential zones, industrial areas, town centre, future school site and proposed sports fields to cater for the growth of the Ōmokoroa Peninsula.
- Feedback is also being sought on two different location options on the active reserves for sport fields.
Proposed New Residential Rules for Ōmokoroa:
- These proposed new rules have been prepared to support the new development area.
- They are needed to manage the expected higher level of density to ensure attractive neighbourhoods are created.
