Kidicorp (WFT Property Two Limited), owners of 340 Ōmokoroa Road, are proposing to establish a childcare centre on the site. To support the development, they have applied to subdivide the land into three new lots and have requested a land exchange with Council for access purposes which involves Kaimai Views Reserve.
What is being proposed?
To enable further subdivision of Lot 1, direct access is required from Sentinel Avenue to any additional titles that are created, therefore the applicant is proposing a three-lot subdivision, which includes:
Lot 1 – a vacant lot suitable for future residential development or further subdivision
Lot 2 – the existing dwelling and a gully/bush area
Lot 3 – the site of the proposed childcare centre
To enable Lot 1 to gain vehicle access from Sentinel Avenue, the applicant has requested that Council consider exchanging part of Kaimai Views Reserve, which currently sits between 340 Ōmokoroa Road and Sentinel Avenue.
Council has agreed in principle to consult with the community on the proposed land exchange and is now inviting feedback.
A formal report will be prepared after the consultation period to summarise feedback received. If submissions or objections are made, a hearing may be held before Council decides whether to proceed with the land exchange under its delegated powers granted by Reserves Act 1977.
